Should I repair my water heater or replace it?
Look at two things: age and the tank itself. On a heater younger than about eight years with a dry tank, the parts that fail (thermocouple, element, relief valve, gas control) are replaceable and a repair makes sense. Water leaking from the tank body means the steel has rusted through, and replacement is the only real fix.
How soon can a new tank go in?
Often on the first visit or the next one, since we carry the common gas and electric sizes. If your tank gives out overnight, a person answers the phone 24 hours a day and can tell you what to shut off until the plumber arrives.
Does a water heater replacement need a permit?
It does. Cities across Orange County treat a water heater swap as permitted work, and state code calls for seismic straps on the tank. We file for the permit, meet the inspection, and leave you the record, which buyers and their inspectors may ask to see.
Is tankless a better choice?
